Slackcountry / Roberts Creek, BC
Intentionally Designed Basecamps for Adventure
Slackcountry Real Estate is completing preliminary assessment to validate the opportunity, define capital requirements, and inform the path forward.
The Opportunity
Slackcountry Resorts is exploring the development of a 10-acre recreational property near Roberts Creek on British Columbia’s Sunshine Coast. Conveniently located approximately 15 minutes from both Gibsons and Sechelt, the property offers access to the Sunshine Coast’s communities and outdoor recreation while remaining within reach of Metro Vancouver.
The Sunshine Coast is a well-established vacation destination, known for its mountain biking, hiking, coastal culture, local restaurants, and year-round outdoor lifestyle.
the property provides a strong starting point for development, with power available at the lot line and an existing well and septic system.
The concept is centred around a communal basecamp featuring private studio suites, complemented by a shared commercial style-kitchen, dining area, and lounge. The property will also stand-alone one-bedroom and two-bedroom cabins. Outdoor amenities are envisioned to include a fitness area, hot tub, fire pits, and spaces designed for gathering, relaxing, and connecting after a day of adventure.

Why Roberts Creek
Strengths
1
Distinctive positioning, private cabins nature, communal lodge, outdoor adventure orientation.
Low staff operating mode, self check-in, outsourced cleaning/maintenance, limited services
Phasing flexibility, ability to start smaller and add cabins/amenities as demand is proven
Multiple revenue paths, cabins, group buyouts, retreats/events.
Natural setting, quieter, more private, alternative to a conventional hotel/resorts.
Weaknesses
2
Seasonality, potentially significant November-March demand gap
Upfront capital, land, servicing, infrastructure, lodge, and cabins
Communal lodge complexity regarding cleanliness, food storage, guest behavior and maintenance
Ferry dependency, additional friction for the core Vancouver Market
Unproven operation model, rates, occupancy, staffing assumptions and guest behavior need validation
Opportunities
3
Strategic partnerships with Coast Gravity Park, tourism organizations, bike/outdoor organizations
Experiential travel, growing opportunity around nature-based, distinctive accommodations
Premiums adventure with a dedicated kids bike park.
Group buyers from weddings, reunions, clubs, retreats and corporate events.
Long term expansion, additional cabins, amenities, and experiences once demand is demonstrated
Threats
4
Zoning and permitting approvals could delay, restrict, or prevent development as intended.
Construction cost overruns that could materially change project economics.
Insufficient demand particularly in off-season
Insurance and liability for accommodations, bike facilities, and recreation expire to frie, etc.
Economic and competitive pressure with discretionary travel downturns.
Basecamps designed for adventure
Key Drivers
Slackcountry Resorts are basecamps designed for adventure—offering private accommodations, shared spaces that encourage connection, and thoughtfully designed experiences that bring people together.
-
The resort is envisioned around a self-service model, creating a independent experiecne while keeping support easily accessible.
Guests will manage their own check-in, check-out, and basic clean up supported by an easy-to-use app designed to make the entire stay simple and seamless. The app will also provide a direct line of communication with a resident manger whenever assistance is needed.
Rather than relying on full-time on-site staff, the concept is build around trust, independence, and shared responsibility.
-
The resort is envisioned to offer the best of both worlds; the comfort and privacy of your own accommodation, with shared spaces that create opportunities for connection.
Guests would have access to thoughtfully designed communal amenities, including a commercial-style kitchen, shared lounges, and outdoor gathering spaces.
The concept allows visitors to choose their own rhythm, retreat in private space when they want solitude, or step into shared spaces to cook, gather, relax and connect with others.
-
Every element is thoughtfull designed to create a basecamp for adventure, a place that makes it easy to explore, connect, and recharge.
From comfortable private accommodations and shared spaces that bring people together to a dedicated kids’ bike park where young riders can play, learn, and build confidence, the resort is envisioned with the whole family in mind.
